Affordable Housing

Members of households with stable but low or modest incomes may apply for our Affordable or Below Market Housing program, which provides rental housing at a rate substantially below the market average for a similar sized unit.


Rental rates are fixed at approximately 30% less than the private market rental rate in Medicine Hat and are calculated using average Private Rental Rate statistics (provided by the Canada Mortgage and Housing Corporation). The chart below displays current rental rates per unit, as well as the maximum income required for eligibility.

Other Costs

While parking, heat, water, waste removal, and sewer costs are included in the rent, tenants are responsible for their own electricity expenses. This means that the primary household applicant must have a utility account with the City of Medicine Hat Utility Department before applying to participate in the Affordable Housing program.

MHCHS Owned Affordable Housing

The MHCHS has constructed 32 units of “below market housing” under an Affordable Housing Partnerships Initiative (AHPI) grant from the Alberta and Canada Governments. Thanks to a donation of land from the City of Medicine Hat and a variety of other private and governmental grants, these units are available to qualifying households at 80% below the private market rate.

Municipally Owned Affordable Housing

The MHCHS manages 85 affordable housing units that are owned by the City of Medicine Hat. These units are located in the Southlands and were constructed with the help of the Government of Alberta Capital Project Funding grant.

Annual Evaluations

The MHCHS evaluates all Affordable Housing tenants on an annual basis to determine their continued eligibility for the program. Tenants are responsible for advising the MHCHS of changes to their household income and family composition throughout the year and upon request.
